It is crucial to understand the process, and be prepared. Here are 10 tips, for buying your first home in Wenatchee.

1. Determine what you can afford

In order to be effective in your wenatchee home search, you must determine how much home you can afford. There is nothing more disappointing, than thinking you have found the perfect home, and realizing its beyond what you can afford to buy. The average DTI (debt to income) threshold to qualify for a mortgage is 36%, however this can very based on loan options and lenders. DTI is calculated by dividing your total monthly expenses by your gross monthly income. When considering your monthly expenses, don't forget to include things like property taxes, HOA fees, homeowners insurance, ect.

2. Connect with a local Realtor®

Using a local Realtor® when buying your first home is crucial, and can provide tremendous value in the home buying process. Some of the perks of using a local realtor include: Being an Expert on current market conditions, price guidance, neighborhood knowledge, education and experience, negotiation skills & confidentiality, handling volumes of paperwork, buffer between buyer and seller. And best of all, services of a professional Realtor® are typically NO COST to the buyer.

3. Get Pre-Qualified

You wouldn't go shopping for groceries without knowing if you have enough money to pay for them, so why shop for a home before you know what you can afford? By getting pre-qualified for a home mortgage with a local lender, you are a step ahead of other buyers in the marketplace. Your offers will be better received, and more closely considered by sellers. A local lender will also help you determine exactly how much home you can afford.

4. Do NOT make large credit purchases
